Application Requirements

  1. Application Fees:
    • Paper Application (pdf) = $40.00 and are non-refundable
    • Online applications = $30.00 and are non-refundable 

      *Price does not reflect $25 fee for not having renter’s insurance.  Any applicant with renter’s insurance is not required to pay additional $25 monthly rent which will not be reflected in rental price advertised*

      Expedite Fee: $95.00

      This fee is designed to compensate for rearranging our processes to accommodate for a quick move in (< 72 hours). We never want to rush, but if it will help you then we need to be able to make sure we have the resources to not miss any steps.

      In order to qualify for our expedited service we must have received cleared funds for the security deposit.

  2. Criminal*, Public Record and Credit checks are completed on all residents occupying the unit above the age of majority.
  3. Copy of most recent paycheck stub or other verifiable source of income.
  4.  If more than 30 days before move-in requested, authorization from Leasing Manager or Property Manager is required.
  5. Deposits reserve one particular unit and are not necessarily transferable to other units in our inventory.
  6. Our leases are for 12 months unless otherwise advertised or negotiated.
  7. Co-Signers – We allow Co-Signers only when the occupant is a full-time student and lacks the verifiable income required in step 1 listed above.
  8. For OHA prospects please be sure to have your move packet available when scheduling a showing.
*Wistar Group (formerly known as CPM) does comply with recent disparate impact rulings by Fair Housing. Really we just want tenants who pay rent on time, treat their home well, don’t pose a risk to anybody and who are generally pleasant to work with.
Property Classes

AA

  • Primary applicant needs a credit score > 700
  • No negative credit items allowed
  • We will have to run a social security number
  • Rental verification- must be an institutional landlord, cancelled checks or copies of money orders.
  • Your income will have to be 3 times greater than the rent
A
  • Primary applicant needs a credit score > 650
  • Credit scores under 650 may be approved with verification of an institutional landlord reference
  • No past due credit balances > $2500
  • We will have to run a social security number
  • Rental verification- must be an institutional landlord, cancelled checks or copies of money orders
  • Your income will have to be 3 times greater than the rent
B
  • Primary Applicant needs a credit score > 600
  • Credit scores under 600 may be approved with verification of an institutional landlord reference
  • No past due credit balances > $2500
  • We will have to run a social security number
  • Rental verification- must be an institutional landlord, cancelled checks or copies of money orders
  • Your income will have to be 3 times greater than the rent
C
  • No past due credit balances > $2500
  • We will have to run a social security number
  • Rental verification- must be an institutional landlord, cancelled checks or copies of money orders
  • Your income will have to be 2 1/2 times greater than the rent
D
  • No past due credit balances > $2500
  • We do not run social security number
